Stockton Student Housing FAQs

Answers to the questions we hear most from students and parents exploring off-campus housing near Stockton University. For anything not covered here, contact our leasing team.

  • Do I need a co-signer for student housing?

Yes. Every student renting through our Stockton Student Housing program is required to have their own approved co-signer/guarantor. The co-signer must be the student's parent or family member. One student's parent may not co-sign for the entire roommate group, and this requirement applies even if a student has employment, sufficient income, or good credit. The co-signer must complete the applicable screening and documentation requirements, and the exact financial and legal obligations are governed by the applicable lease and/or guaranty agreement.
  • Can I change roommates after signing a lease?

Roommate or occupant changes after a lease has been signed require prior approval from Atlantic Home Rentals and must comply with the existing lease. Any proposed replacement roommate must complete and satisfy the applicable application and screening requirements before approval. If the roommate change is approved, a $250 lease amendment fee applies to process the change and prepare the required lease documentation. For student housing, the replacement student must also have their own approved parent or family-member co-signer/guarantor. Approval of a roommate change is not guaranteed.
  • What are the student application requirements?

All students who will occupy the property must be disclosed and approved. There is a $50 application fee for each required application, a minimum 620 credit score under applicable screening criteria, income generally equal to at least 2.5x monthly rent, approximately three months of income verification, and no prior evictions. Security deposit is generally equal to 1.5x monthly rent, subject to the lease and applicable New Jersey law. Only approved tenants/occupants may reside in the property.
  • What if I want housing for next year but nothing is available yet?

Join the Stockton Student Housing waitlist to get early access to upcoming rental opportunities. Joining the waitlist does not guarantee housing, pricing, availability, or application approval, and it does not reserve a property.
  • Are pets allowed?

Where pets are permitted, the current policy is a $500 refundable pet deposit plus $50/month pet rent per approved pet. All pets must be disclosed and approved before being brought onto the property. Some properties may have different restrictions or may not allow pets. Assistance animals are handled separately in accordance with applicable requirements.
